We believe in full transparency. Here’s exactly how our screening team evaluates every application - and what each score means for you.

How Our Scoring Works

Every application is reviewed by our independent screening team, Resident Research, across 5 areas. Each area receives one of three scores:

Pass You meet our standard for this area. No additional action needed.
Conditional You're close, but there's something worth a closer look. A conditional score doesn't automatically disqualify you - we review it in the context of your full application. Additional deposits or fees may apply.
Fail This area falls below our criteria. A failing score in any area typically results in a decline, though exceptions may apply depending on circumstances.

Your application is evaluated as a whole. We don't reduce you to a single number or a single metric.

What We Score

Income

Can your household afford the rent?

Score Criteria
Pass Gross household income 3x rent or above
Conditional Gross household income 2.5x to 2.99x rent - additional deposits or fees may apply
Fail Gross household income below 2.5x rent

Everyone earns differently - W-2 employment, self-employment, retirement, government benefits, and beyond. All income must be independently verified, but we accept a range of documentation: paystubs, tax returns, bank statements, offer letters, and 1099s. Credit

What does your credit profile look like?

Score Criteria
Pass Household average credit score 680+
Conditional Household average credit score 600–679 - additional deposits or fees may apply
Fail Household average credit score below 600

We average the credit scores of all adult household members using TransUnion/VantageScore 3.0. Beyond the score itself, we also consider payment history, collections, and debt-to-income ratio. We're focused on where your credit stands today, not just what's happened in the past. If your credit is below our standard, applying with a more qualified co-applicant is an option.

Criminal Background

Each application is individually reviewed.

Pass No relevant conviction history identified
Conditional Conviction history identified - reviewed individually based on nature, severity, and recency
Fail Conviction history that presents a demonstrable risk to resident safety or property

All adults 18+ undergo criminal background screening. In compliance with fair housing guidelines, we conduct an individualized assessment of each applicant - we do not apply blanket policies. Factors we consider include the nature and severity of the offense, how much time has passed, and what's happened since. Arrests without convictions are not considered.

Eviction History

Have you had a prior eviction?

Score Criteria
Pass No eviction history
Conditional Older or disputed eviction - reviewed individually based on timing and circumstances
Fail Recent eviction history that indicates an unresolved pattern

Eviction records are reviewed in context. We consider how long ago the eviction occurred, the circumstances involved, and your rental history since. A single older eviction with a strong track record afterward won't automatically work against you.

Rental History

How was your experience at your previous home?

Score Criteria
Pass Positive landlord references, good standing, stable rental history
Conditional Mixed references or limited rental history - reviewed in context
Fail Outstanding balances owed to a previous property or landlord

We verify the last two years of rental history by contacting previous landlords and property managers. If you have limited rental history - first-time renter, recent relocation, or transitioning from homeownership - that's taken into account, not held against you. If you're a current homeowner, we can verify that in place of traditional rental history.

What You'll Need to Provide

In addition to the five scored areas above, we verify your identity and collect supporting documentation during the application. Here's what to have ready:

  • Valid government-issued photo ID (driver's license, passport, or state ID)
  • Social Security number (for screening authorization)
  • Proof of income - recent paystubs (2–3 months), employment offer letter, tax returns, or bank statements
  • Contact information for your current and previous landlords
  • Any supporting documentation for self-employment, alternative income, or special circumstances
