RENTAL MANAGEMENT
Protection for When Things Go Wrong.
Up to $5K in eviction costs covered. Up to 25 weeks of lost rent. Up to $35K in malicious damage. Up to $15K in theft protection.
Legal & Eviction Costs - Up to $5,000
Attorney fees. Court filings. Sheriff's fees. Getting a non-paying resident out through the legal system isn't cheap. This covers the hard costs. No deductible on legal expense claims.
Loss of Rent - Up to 25 Weeks
A resident stops paying and won't leave. Coverage kicks in and scales: 8 weeks if they skip, 10 weeks once eviction is granted, 12 weeks through court enforcement, up to 25 weeks in extreme cases.
Malicious Damage - Up to $35,000
Broken windows. Holes in walls. Destroyed appliances. Willful destruction - this covers the repair costs. $1,500 deductible applies.
Theft by Tenant - Up to $15,000
Appliances. Fixtures. HVAC components. If a resident steals from the property, this covers replacement costs - something your standard landlord policy almost certainly doesn't. $1,500 deductible.
How a Claim Works
We identify the issue → document everything → submit to SureVestor → you get reimbursed. We handle coordination, paperwork, and follow-up.
What's Not Covered
Normal wear and tear, deferred maintenance, voluntary lease breaks, pre-existing damage, and unauthorized alterations fall outside the policy.
Insurance Is the Safety Net
Good management plus the right insurance. We screen thoroughly, enforce lease terms, and maintain properties proactively. Insurance is what you have when things go wrong despite doing everything right.
Not the Same as Landlord Insurance
Your standard policy covers the building: fire, weather, theft. This covers loss of rent, eviction costs, malicious damage, and tenant theft. You need both.
What It Costs
$46 per month, billed to your owner statement. Flat rate. Compare that to a single eviction - easily $10,000–$15,000 in lost rent, legal fees, and repairs.
Real-Life Example
Resident stops paying, eviction takes 90 days, $8,000 in damage. Total hit: $14,500. With insurance: $2,000–$3,000 out of pocket instead.
