Our regular, ongoing fees are all on this page - management, placement, renewals, and optional add-ons. But property management involves a lot of moving parts, and over the course of a residency, things come up that are hard to capture on a single pricing page. The full detail is in the management agreement, and you’ll have it to review before you commit to anything.
It depends on the property, the price point, and the market. Some properties lease in under two weeks. We'll give you a realistic timeline based on your specific property and neighborhood.
We syndicate to all major platforms: Zillow, Apartments.com, Realtor.com, Rent.com, RE/MAX.com and its global referral network, and our own local network. Your listing shows up where renters are looking - locally and beyond.
On our Standard and Complete packages, you don’t pay a management fee while your property is vacant - that’s covered by the vacancy guarantee. On the Base package, a minimum fee of $99/month applies during vacancy. Once a resident is placed and paying rent, your management fee is calculated as a percentage of rent collected.
Every applicant goes through the same screening - credit, background, employment, rental history, eviction search. Our criteria are consistent, fair-housing compliant, and built from years of managing in Atlanta. We send you a summary of the results so you can see what we see, and you have final say before we move forward with a lease.

Absolutely. We give you a market-backed recommendation, but you set the rent. We'll let you know if we think it impacts lease timeline, but the decision is yours.
We’d encourage it. Compare the fee - but also compare what that fee gets you. A dedicated team that knows you, your property, and your goals - not a portfolio number. One late payment five years ago doesn't disqualify someone. We evaluate context - how recent, how relevant, and what the full picture looks like. If something in an applicant's history raises a concern, we'll flag it and walk you through how it factors into our criteria.
There's no additional cost to you - screening is part of the leasing service you're already paying for. Applicants pay a standard application fee on their end, and we handle everything from there.

Our screening criteria are built to be fair, legal, and predictive of good residents - based on years of managing in Atlanta. They're designed to protect you and keep you compliant with fair housing requirements. If an applicant doesn't pass our criteria, we handle the communication fairly and within legal guidelines. You don't have to make the call or do the talking. We notify the applicant quickly and move on to the next qualified candidate.
We take rental history seriously - it's one of the strongest indicators in our screening. We contact previous landlords and ask directly about payment history, property care, and lease compliance. A pattern of late payments or unresolved issues carries real weight in the scorecard. An isolated concern from years ago with a solid track record since is a different picture. We'll walk you through exactly what we found so there are no surprises.
No - maintenance and repairs are the owner's responsibility under the lease. Residents submit requests through our portal, and we handle it from there. The cost comes to you, and you see every invoice in your owner portal.
It's not common, but when it happens, you're protected. For clearly resident-caused damage during the lease, we charge the repair to their account. At lease end, damages are assessed against the security deposit. And if costs go beyond what the charges and deposit cover, we can submit a claim through the resident's tenant liability insurance or renter's insurance. You're not absorbing the cost - we make sure of that.
Depends on the repair. Emergency items - no water, no heat - get same-day attention. Non-urgent items are scheduled within a few days. We communicate timelines to you and the resident so no one's left wondering.
For major work like roofing or foundation issues, absolutely. We'll coordinate and oversee. But for routine stuff, our network is vetted and priced fairly. We usually recommend using our vendors for consistency and cost control.
We've built long-term relationships with our vendors, and consistent business means better pricing. We also prevent emergencies through preventative maintenance - which always costs less than the repair it avoids.
Short term, yes - a $100 HVAC inspection. Long term, no - it prevents a $2,000 emergency AC replacement. It's always a good trade-off.
Monthly statements post by the 10th of the following month. You can view live updates anytime in your portal. Year-end tax docs arrive by January 31st.

Yes. We can export statements in PDF, Excel, or other formats. Your accountant can access your portal directly if you authorize it.
That part's yours - but we make it a lot easier. Everything's organized, categorized, and ready to hand to your accountant or plug into your tax software.
Your bank shows a deposit. Your portal shows the story behind it - where the money came from, what went out, and how we got to that number. Think of your bank as the summary. Your portal is the full picture.
Your Rentvine portal updates in real time. When a payment comes in, you'll see it. You can also check year-to-date collection history anytime - from your phone, your laptop, wherever.
Late fees apply per the lease, and we follow up directly. Same process, every time. Most resolve quickly. If one doesn't, we escalate and keep you informed the whole way.
No - those are your responsibility. But if HOA notices come to the property, we'll make sure they get to you. If your property is in an HOA, we coordinate with them from day one.
We'll show you what comparable properties are leasing for in your area. If the market supports a 3-5% increase, that's what we recommend. If it's flat, we tell you that too. You get the data, and the decision is yours.
We move into leasing mode. Schedule the move-out walkthrough, get the property listed, and start screening the next resident. No delay.
Absolutely - and sometimes that's the smart move. We'll always show you the market data first so you know exactly what the trade-off looks like.

Most wrap up in 2-3 weeks from initial offer to signed lease. If the resident needs time to think it over, we follow up and keep things moving.
No - and this is the gap most owners don't realize they have. Your standard policy covers the building (fire, weather, theft). SureVestor's Landlord Protection Insurance covers loss of rent, eviction costs, malicious damage, and tenant theft - the expensive stuff your property policy doesn't touch. You need both.
SureVestor explains why. Sometimes we can help dispute or resubmit with additional documentation. If it's genuinely outside coverage, we'll be straight with you about that. This is why we document everything thoroughly from the start.
For malicious damage and theft claims, the deductible is $1,500. For loss of rent claims, the deductible is whatever's left of the security deposit after move-out costs - so the deposit absorbs the first portion and insurance covers the rest. No deductible on legal expense claims.
That's the point. We handle the documentation, coordinate with SureVestor, and manage the submission. You're not navigating this alone - we've been through it before.
Most of our owners add it when a new resident is placed on the property - that's the natural starting point and the easiest time to get it in place. You can remove coverage anytime with 30 days' notice.

For Residents
Questions about applying, paying rent, maintenance requests, and move-out.
Most applications are processed within 2–3 business days - even faster when you connect your bank account for instant income verification. The full timeline from application to move-in depends on the property and your start date, but we keep things moving.
Each screening metric - including credit and eviction history - receives its own score: pass, conditional, or fail. A household average credit score below 600 or a recent eviction will typically result in a fail on that metric. Scores in the 600–679 range are conditional and reviewed in context. If you’re unsure where you stand, review our full screening criteria or reach out before applying - we’re happy to talk through your situation.
Yes. We’ll contact you about 60 days before your lease ends to discuss your options. Most residents who are in good standing can renew. We’ll walk you through any changes to terms or rent at that time.
$75 per adult applicant. The fee covers the cost of third-party screening by Resident Research. Application fees are non-refundable regardless of the outcome - so we recommend taking a look at our full screening criteria before you apply.
We allow up to one non-occupant lease signer per household. This person signs the lease and shares full responsibility for it alongside all other lease holders - even though they won’t be living in the home. Both the applicant and the non-occupant lease signer will need to submit separate applications and go through the full screening process.
Most of our homes are pet-friendly, but some have restrictions - always check the listing. Pets under 30 lbs are typically subject to $30/month pet rent per pet. For pets over 30 lbs, we’ll seek owner approval once we have the full application. All residents complete pet screening through our partner, PetScreening.com.
Your lease requires $100,000 in tenant liability coverage, and it’s already included in your Resident Benefits Package - no shopping around, no extra steps. Just know that this covers the property itself, not your personal stuff - a separate renter’s insurance policy would handle that if you’re interested.
Anything that poses an immediate safety risk or makes the home uninhabitable: gas leaks, no heat during freezing temperatures, loss of power, burst pipes or active flooding, fire or smoke, no running water, or security issues like broken locks. If there’s immediate danger, call 911 first - then call us. Otherwise, call our emergency line at (678) 383-7828. We’d rather get a call that turns out to be minor than miss something serious.
Yes - a resident needs to be present for security and coordination. If you have a scheduling conflict, let us know when you submit the request or call the contractor to reschedule. We’ll work with your availability.
Allay covers maintenance costs for structural issues, appliances, and building systems. You’re responsible for damage caused by negligence or misuse - and we’ll always discuss costs with you upfront if there’s any question.

We evaluate your application as a whole - not just one metric. A conditional score in one area doesn’t mean you’ll be declined. We look at the bigger picture, and in some cases, additional deposits or fees can bridge the gap. If you’re unsure, reach out before applying and we’ll talk through your situation.
Everyone is welcome to apply for residency at any of our properties, and all applicants are screened against the same criteria regardless of income source. Some programs provide a specific dollar amount - if yours does, feel free to include it as part of your household income on your application. A few things to know: most of our properties have not been accepted into housing voucher programs. Properties that have been approved for voucher participation will clearly indicate this in their listing description. Before applying, we recommend confirming with your housing authority that the specific property has been approved for participation. We follow our standard application process, fees, and lease terms for all applicants. Application fees are non-refundable regardless of approval outcome or program eligibility.
Absolutely. Tax returns, 1099s, bank statements, and profit-and-loss statements all work. If your income varies month to month or comes from multiple sources, that’s fine - we’re looking at the overall picture, not just a single paystub. The key is that it’s verifiable.
We review eviction history in context. If the eviction was several years ago and your rental history since then is strong, that’s factored in. We’d rather understand your full story than make a decision based on one data point.
An outstanding balance owed to a previous property or landlord will result in a fail on the rental history portion of your screening. If you’ve recently paid off that balance, include documentation showing it’s been resolved - our screening team will take that into account.
The online application takes about 10 minutes. Every adult who will be living in the home must complete a separate application. Most decisions come back within 2–3 business days.
Have these ready before you start:
- Valid government-issued ID (driver’s license, passport, or state ID)
- Social Security number (for screening authorization)
- Proof of income - recent paystubs (2–3 months), offer letter, tax returns, or bank statements
- Contact information for your current and previous landlords (last 2 years)
- Any supporting documentation for self-employment, alternative income, or special circumstances

Rent is paid through your resident portal. You can set up autopay or submit a one-time payment each month. The portal tracks your balance, payment history, and any outstanding charges.
